An advertisement is released in the leading newspapers inviting applications from the public, post the decision by the Board to build a housing colony or commercial space. The advertisement mentions the plot area, plinth area, category, tentative number of houses/commercial space, detail of accommodation, eligibility, cost and other conditions in brief and particulars of Offices/Banks for obtaining and accepting the application forms.
- All charges on account of legal documentation including registration of document in the court of law, if any, shall be borne by allotee. The legal documents shall be executed on payment of full cost of flat / plot.
- Managing Director, J&K Housing Board, reserve the right to accept/ reject any application without assigning any reason thereof. Mere acknowledgement of the receipt of application form will not be construed as acceptance of allotment.
- The area other than specified(in case of flats) shall be common portion in general, except for the cases where specific mention made for the same.
- That the Residential Accommodation leased out shall be meant for purely residential purpose and shall not be used for any other purpose.
- That the lessee shall pay all taxes, license fees and charges of whatever character assessed, levied, charged and imposed or payable to any lawful authority in respect of the demised premises.
- That every dispute, difference, doubt or question of interpretation of any of the covenants herein specified which may at any time arise between the parties hereto or any person claiming under them relating to or arising out or in respect of this deed or the subject matter thereof or the respective rights and liabilities of the parties thereto shall be referred to the sole arbitrator (Chairman, J&K Housing Board). The decision of the Arbitrator shall be final and binding on the parties.
- A proper Agreement of Water Tax/ Electric Charges shall be drawn by the allotee with the concerned department and necessary fee/charges shall be borne by the allotees.
- Jurisdiction will be of concerned Courts only.
- J&K Housing Board reserves the right to close/defer the scheme. In such case, the registration fee shall be refunded without interest within a period of 90 days from the date of decision of closure/deferment of Scheme.
ENCLOSURE
Application form must be accompanied with the following documents:
- Photocopy of the Govt.Recepit (G.R) for the amount (non refundable) paid on account of cost of application form/brochure.
- Registration Fee as indicated in the shape of Bank Draft.
- Attested copy of State Subject Certificate.
- Attested copy of State Subject Certificate of Husband (In case of married female Applicant only).
- Latest Passport size photograph attested/pasted on the Application Form (With two spare photographs).
- Photocopy of Brochure duly signed, each page, by the Applicant.
General Categories:
The Scheme is open to all State Subject of J&K State.
- The applicant must be a domicile of J&K.
- The applicant must have attained the age of 18 Years at the time of registration.
- An eligible person, his or her spouse, or any of his/her dependent members can submit more than one application under the scheme, but shall be entitled for allotment of one plot only.
- The applicant, his/her wife/husband or dependent relatives who were earlier allotted House/Flat by the Housing Board and has transferred the same to some other person under the transfer policy of the Board is not entitled to get his name registered for fresh allotment.
